Montepulciano - Agricultural company with vineyard and villa from the early twentieth century. Located on the renowned Wine Route, famous throughout the world for its vines and rolling hills, the Farm has as a further advantage an ancient residence dating back to 1850, while the important part of the company is represented by the 10 hectare vineyard and from the land with olive trees and arable land. The villa, a perfect example of the Tuscan villa with red brick facades and a picturesque turret, is spread over two floors and has a large cellar on the ground floor dedicated to the production and conservation of wine thanks also to the very high vaulted ceilings. Next to the house, with a park and centuries-old trees, there is also the Farmhouse of which the company owns a part of approximately 160 m2, which it charges for the production of the must. From there, the rows of olive groves take place that grow next to the vineyards located, like the house, in a panoramic position. In fact, it is not difficult to see the villages of Acquaviva and Montepulciano on the horizon, which are a few kilometers away, while among the rows of vines, here and there, you can meet hares and deer. As for the villa, on the ground floor, there is a large room, a large hall with a 3.70m ceiling and a central fresco, while in front of the entrance we find a second hall, a study and two other bedrooms. To the right of the entrance, there is a dining room, a kitchen, two bathrooms, a pantry and a storage room and a second office. The cadastral surface area of this floor is approximately 250 m2. A comfortable staircase takes us to the first floor, where the sleeping area is located, which in turn has 3.70 m high ceilings. We find there a living room and seven other rooms distributed along a hallway and a corridor. All the rooms on the first floor need a thorough renovation. A wardrobe room completes the floor, where we also find a 60 m2 terrace, not accessible from the main rooms and which covers part of the ground floor. Access via the internal staircase to the 40 m2 panoramic tower from where the view extends over the entire valley, the vineyards and the adjacent hills. The vineyard areas present in the estate deserve a special mention, divided into 7 homogeneous plots created between 1998 and 2014, in an excellent state of maintenance and management. The prevalent variety present in the vineyards is 95% black Sangiovese associated with a residual 5% percentage represented by the Cabernet S. Merlot, Canaiolo Nero, Malvasia Bianca and Greghetto varieties. These vineyard areas are coupled with claimable areas defined by current legislation on the matter as: Denominazione Nobile di Montepulciano 30,750 m2, Chianti Colli Senesi 51,400 m2, Rosso di Montepulciano 20,000 m2. To complete the property, in addition to the vineyards, we also find some olive groves with fully productive plants and in an excellent state of maintenance and management. Most of the olive trees were reformed in the cultivation structure following the frost of 1985. The prevalent varieties present are moraiolo, frantoio, leccino and pendolino. These characteristics make it possible for the olive grove to be included in the PDO/PGI since it was built before 1998. As for the surfaces intended for arable land, located in a predominantly flat and easily cultivable valley bottom area, they are divided into two healthy plots with no stagnation areas, fully cultivable since the agronomic quality of the soil is excellent.
